What to look for, when buying Dubai Property

Lately, I have been receiving numerous inquiries from people asking which areas they should focus on when buying properties in Dubai.

This question holds significant importance in Dubai's property market. It is crucial to recognize that Dubai is a rapidly evolving city, with the government frequently introducing new developments and plans. These initiatives can have both positive and negative impacts on the property values of specific areas.

Therefore, conducting thorough research on the targeted area and its planned developments by the government or other organizations is essential.

To illustrate this point, let me provide an example that I often share with my customers. In Downtown Dubai, there is a substantial difference in property prices between apartments with a view of the Dancing Fountain and those without. We can confidently state that a one-bedroom apartment with a Dancing Fountain view would cost at least AED 300,000 more than an apartment without such a view.

Now, let's imagine you purchased an apartment in the area before the Dancing Fountain was constructed. A year later, the government builds the Dancing Fountain right in front of your apartment. As a result, the value of your property increases by AED 300,000.

Hence, it is vital to conduct research on the area where you plan to purchase a property. Some areas are already developed and have existing attractions like the Dancing Fountain. However, there are numerous areas where the government has planned exciting projects and attractions. It always pays off to gather information about the area's future prospects.

Another notable example is the impact of planned metro stations. We know that properties located near metro stations generally experience an increase in value.

Properties in proximity to the Dubai World Central (DWC) have also witnessed an increase in value within the surrounding areas. Similarly, properties near the Expo 2020 site are expected to observe a rise in property values as well.

In conclusion, conducting thorough research on the targeted area, its planned developments, and potential attractions is essential when considering property investments in Dubai.
