Information checked on 5 November 2026. Construction figures refer to the developer’s September 2026 update.

Mirdif Hills in Dubai combines apartment living with access to an established residential neighbourhood and nearby outdoor space. Located beside Mushrif National Park, the development brings together homes, shops and hospitality facilities.

This Mirdif Hills construction update looks at progress on Asayel Avenue, a new addition to the community, alongside the practical benefits of the surrounding area.

What is Mirdif Hills?

Mirdif Hills is a freehold development by Dubai Investment Real Estate, part of Dubai Investments. Its masterplan includes Janayen Avenue, Nasayem Avenue, Al Multaqa Avenue and Asayel Avenue. The wider community includes landscaped spaces, retail outlets and the Millennium Place hotel.

The construction figures below relate specifically to Asayel Avenue. They should not be read as a completion percentage for the entire Mirdif Hills community. (dirc.ae)

Asayel Avenue construction update

In its September 2026 report, Dubai Investment Real Estate recorded 60.09% overall construction completion at Asayel Avenue. This was the latest dated construction edition available on the developer’s update page when checked on 5 November 2026.

What the site photographs show

The site photographs supplied by Black Arrow Real Estate show the multi-storey building structure, scaffolding and external construction activity. Landscaped roads and pavements are visible around the site, providing a useful view of its immediate surroundings.

These photographs document visible site conditions. The completion figures above come from the developer’s published report.

Planned facilities at Asayel Avenue

The developer describes Asayel Avenue as a collection of 193 one, two and three-bedroom apartments. Announced facilities include a swimming pool, fitness centre, covered parking and recreational areas, alongside security systems and smart living features.

These are planned features of the development under construction. (asayel.mirdifhills.ae)

Mushrif National Park and outdoor recreation

Proximity to Mushrif National Park is one of Mirdif Hills’ main location benefits. The park offers a nearby destination for hiking, mountain biking and time outdoors in a forest setting.

The surrounding leisure infrastructure has also continued to develop. On 23 August 2026, Dubai Municipality announced a new 102-metre bridge connecting sections of the park’s trail network. It provides separate lanes for mountain bikers and hikers and removes a vehicle-road crossing from the cycling route.

For residents who enjoy outdoor exercise, this adds to the range of activities available in the surrounding area. (dm.gov.ae)

Shopping and entertainment near Mirdif Hills

City Centre Mirdif provides shopping, restaurants and family entertainment in the wider neighbourhood. Its facilities include VOX Cinemas, bowling and indoor skydiving, giving residents several options for leisure as well as everyday shopping.

Having a major shopping destination nearby can make it easier to combine errands, dining and an afternoon out in one trip. (majidalfuttaim.com)

Schools in the Mirdif area

School access is another practical consideration for families living in Mirdif Hills. Uptown International School is based in Mirdif and offers an International Baccalaureate education pathway through primary and secondary school. (uischool.ae)

Families can assess local schools alongside their daily travel needs. The relevant year group, admissions availability and actual school-run route will determine which option suits a household.

Road connections and airport access

Mirdif Hills connects with the wider city through routes including Tripoli Street and Sheikh Mohammed Bin Zayed Road. Dubai International Airport is also accessible from the area. (dirc.ae)

This location may be convenient for households whose work or travel regularly takes them towards the airport and neighbouring districts. Journey times depend on traffic and the destination, so checking the route during normal commuting hours gives a more useful picture than a single advertised travel time.
