What 16 Years With One Client Taught Us About Dubai Property Investment

It's easy to look at Dubai real estate through numbers.

Property prices. Rental yields. Capital appreciation. Transactions.

But after working in Dubai real estate for many years, we've found that some of the best ways to understand the market are through the journeys of individual clients.

One of those clients is Faisal Lone.

His relationship with Imran Khan and Black Arrow Real Estate began in 2010 with something very ordinary: renting an apartment in Uptown Mirdif.

Sixteen years later, Faisal owns property in Uptown Mirdif, has invested in Dubai South and uses Black Arrow Real Estate to manage his investment property.

His journey provides an interesting example of how someone's relationship with Dubai property can develop over time.

2010: Starting as a Tenant in Uptown Mirdif

When Faisal first dealt with Black Arrow Real Estate in 2010, he wasn't looking to build a Dubai property portfolio.

He needed somewhere to live.

We helped him rent an apartment in Uptown Mirdif and complete the transaction.

Like many people living in Dubai, renting was the appropriate choice for him at that particular stage.

But circumstances change.

People establish themselves in Dubai. Careers develop. Families grow. Financial priorities change.

And sometimes a tenant begins thinking differently about property ownership.

Fifteen Years Later

In 2025, Faisal came back to Black Arrow Real Estate.

This time he wasn't looking for another rental.

He was ready to buy.

Faisal purchased a 2-bedroom apartment in Uptown Mirdif, the same community where his relationship with Black Arrow had started 15 years earlier.

For us, there was something special about helping someone we first knew as a tenant become a property owner.

But there was also an important lesson in his journey.

Buying property doesn't have to be rushed.

The right time to purchase depends on the individual's financial position, objectives and circumstances.

For Faisal, that point came many years after his first Dubai rental.

Then Came Dubai South

Having become a property owner, Faisal's journey progressed again.

In 2026, he purchased a 1-bedroom apartment in Dubai South through Black Arrow Real Estate.

This wasn't simply another place to live.

It represented another stage in his journey as a Dubai property investor.

His property interests now extended across two very different Dubai communities — established Uptown Mirdif and developing Dubai South.

The conversations we were having with Faisal were therefore very different from the ones we'd had back in 2010.

From Buying Property to Managing It

An investment property is an asset that needs ongoing attention.

Finding a property is one part of the process. Managing it effectively after purchase is another.

Black Arrow Real Estate now also manages Faisal's investment property.

That means a relationship that started with helping a client find somewhere to rent has developed into assisting with property purchases and ongoing property management.

The progression looks remarkably simple when written down:

2010 → Rented in Uptown Mirdif

2025 → Purchased a 2-bedroom apartment in Uptown Mirdif

2026 → Purchased a 1-bedroom property in Dubai South

Today → Investment property managed by Black Arrow Real Estate

But behind those four lines are 16 years of changing circumstances and property decisions.

Lesson 1: Your First Property Decision Doesn't Have to Be Your Last

Faisal's experience reminds us that someone's position in the property market isn't permanent.

Today's tenant can become tomorrow's homeowner.

A homeowner can later become an investor.

And one investment can potentially become the beginning of a wider property portfolio.

There is no requirement to do everything immediately.

A property strategy can develop gradually.

Lesson 2: Understand the Area You're Buying Into

Faisal's first purchase was in Uptown Mirdif — an area he already knew from his years in Dubai.

His subsequent investment expanded his exposure into Dubai South.

These are different types of locations and illustrate why we believe property buyers should think beyond the apartment itself.

Consider the community, tenant profile, surrounding infrastructure, future development and your reason for owning the property.

The right property for someone buying a home isn't automatically the right property for an investor.

Lesson 3: The Relationship With Your Agent Shouldn't End at Transfer

A property transaction eventually reaches transfer day.

The relationship doesn't necessarily need to end there.

Investors may subsequently require tenant sourcing, rental advice, property management or assistance when they decide to sell or expand their portfolio.

Faisal's is one of them.

What Does a 16-Year Client Relationship Mean to Us?

A successful real estate relationship isn't measured only by whether you complete the first transaction. It's measured by whether the client trusts you enough to come back for the next one.

That philosophy has become increasingly important to us.

Dubai has no shortage of real estate agents.

Clients can choose from thousands of properties and numerous agencies.

Long-term trust therefore has to be earned.

When someone returns 15 years after their first transaction and then entrusts you with another investment and its ongoing management, we consider that one of the strongest endorsements an estate agency can receive.

What's Next?

We don't know what Faisal's next property decision will be.

Perhaps he'll hold his existing investments for many years.

Perhaps he'll invest again.

Perhaps one day he'll decide to sell.
